The property comprises an elongated ‘T’ shaped piece of generally level undeveloped land. There are some mounds of earth across the site.

The site has a direct access off North Farm Lane and a second access point from the estate road serving Weald Waste and Micro Ready Mix. Currently only the estate road access point is in use.

Location

Tunbridge Wells is one of Kent’s most prosperous centres. It is located some 13 miles south of the M25 via the A21.

North Farm Lane is some 2.5 miles north east of the Town Centre and just over 1 mile from the A21. Access to the A21 from the site is via North Farm Lane and Longfield Road.

North Farm Lane is a cul de sac in the heart of the out of town retail and industrial area of Tunbridge Wells and runs north off Dowding Way. The site is on the south side of North Farm Lane with the Fountains Retail Park immediately to the south, Decimus Park to the north and is opposite Tunbridge Wells BC. The property adjoins Micro Ready Mix and the recycling depot run by Weald Waste. There are 2 access points one directly off North Farm Lane and one past Micro Ready Mix.

There is planning consent (ref 10/01239/FULMJ/LAM) for a development of 13 units for Light Industrial B1(c), General Industrial (B2) and warehousing (B8) totalling circa 28,500 Sq Ft dated 16 July 2010 which expires 15 July 2013.

The site is zoned within the Tunbridge Wells Borough Local Development Framework August 2006 under Policy No ED4a as an area including Decimus Park for low rise B1 (light industrial) B2 (general industrial) and B8 (warehousing uses).

We have discussed the site with the Planning Officer Linda Middlemiss who advised they would ideally like a high quality development for which there is consent but are pragmatic and recognise the economic situation has changed and finance for such a scheme would be difficult to secure. The site is on the edge of Outstanding Natural Beauty so the height of any buildings is an issue and needs to incorporate suitable landscaping.

They accepted the argument for less dense development with large yard, open storage uses (sui generis use), extending the tip/recycling area, waste type uses and other Micro Ready uses although not zoned and it would be difficult to refuse such an application although outcome would depend upon the actual use, job creation etc and any application would be considered under its own merits.
